										<content:encoded><![CDATA[<p><span class="s1">There are many reasons to love winter, but there are reasons to dislike it too. Your heating bill probably ranks high on that list. While keeping your apartment cozy is important, those costs can really pile up when you&#8217;re blasting your heat on high.</span></p>
<p>From managing your thermostat to purchasing rugs for cold floors, here are tips on heating your apartment without running up the bill.</p>
<h3>1. Clean Your Air Filters</h3>
<p>Throughout the year the filters in your heating system can get clogged with dust and other household grime. This forces the heat setting to work harder to push warm air through the filter. Keeping your filters clean will allow the heating unit to run more efficiently, thus saving you money. Don&#8217;t know where to locate your filters or how to clean them? Have no fear! <h3>2. Add Rugs</h3>
<p>If you have tile, hardwood, or vinyl floors in your apartment consider stocking up on a few rugs. <span class="s1">Additional rugs can really help if your carpet is a bit on the thin side, as well. </span></p>
<p><span class="s1">Something you may not have considered is stitch count. The stitch count of the rug you&#8217;re purchasing is more important than just the overall thickness. Stitch count tends to insulate the best. </span></p>
<p><span class="s1">Adding a pad underneathe your rug can double the insulation you receive too, plus it makes for a much more cushioned experience. </span></p>
<h3>3. Avoid Space Heaters</h3>
<p>Sometimes the only way to beat the cold is to turn up the heat. Unfortunately, space heaters are typically pretty inefficient heating sources since they require a ton of electricity to heat a small amount of square footage.</p>
<h3>4. Manage Your Thermostat</h3>
<p>Do not turn off your heat when you leave your home. It will cost twice as much and take twice as long to get warm if you wait until you get home to crank up the dial. Leaving your heater running a few degrees lower than you are comfortable when you are gone for the day is the most cost effective way to manage your apartments temperature. Once you return home, bump it up to the temp your prefer.</p>
<h3>5. Bundle Up</h3>
<p>Winter isn&#8217;t the best time to live in your shorts and tshirt, at least not here in Wisconsin. If that&#8217;s your go-to outfit for comfort at home, you may have to pay a little more to keep the heat higher. We suggest creating a happy medium. Turn the thermostat up to a comfortable setting and wear cozier pj&#8217;s with thick socks or slippers. Winter is the perfect time to bundle up in a soft blanket or oversized robe, as well.</p>
<p>You can also keep yourself toasty at night by fluffing up your bedding with thicker duvet covers or comforters.</p>

										<content:encoded><![CDATA[<p>Most rental agreements require a security deposit. Typically, this amount is equal to one month&#8217;s rent and is due at the time a tenant signs the lease. A security deposit is refundable and serves to protect the landlord in the event of default, damage or cleaning needed once a tenant decides to move. Unfortunately, most renters don&#8217;t consider these things until they are ready to check out. Enter &#8211; us! In order to assist with some commonly missed items, we have compiled a list of things to avoid to help save your security deposit. Check them out below!</p>
<h3>1. Skipping Cleaning</h3>
<p>When heading to check a tenant out of their apartment &#8211; finding it in good, clean condition is a landlords dream. Usually, there is only 24 hours to turn an entire apartment before a new tenant is going to move in. Skipping this step is time consuming and landlords charge for cleaning by the time.</p>
<p>How can you avoid this issue? Make sure you leave enough time to clean thoroughly before your meeting to move out with your landlord. Most renters make the mistake of rushing at the last minute or assuming their apartment isn&#8217;t &#8220;that dirty&#8221;. If you&#8217;ve ever moved before, you already know that everything is A LOT dirtier than it seems on the surface.</p>
<p>Thankfully, our tenants never have to worry about what our standard of clean is or what we will be looking for during their move. 60 days prior to their move out date, we provide them a digital copy of a cleaning packet full of tips and tricks! The month of their big move, we leave them a printed paper copy to use as a checklist too. This packet is packed with beneficial information like what cleaning products work best, a room-by-room guide, and even the cost of simple things like a lightbulb replacement. If your landlord does not provide you with a similar move out packet, try requesting one prior to your scheduled move. You&#8217;ll be happy you did!</p>
<h3>2. Damages</h3>
<p>There are obvious forms of damage that are not debatable, right? Finding a large hole in a door or bleach stains on the carpet. Both are examples of damage that a tenant could be charged for, and those charges would be taken from their security deposit. Not-so-clear forms of damage may look more like a broken refrigerator drawer or busted blinds. The best way to avoid losing any money from your security deposit for damages would be to treat your apartment home well. Be mindful that the space and appliances are owned by someone else who has to maintain them over a reasonable amount of time.</p>
<p>If you aren&#8217;t sure who would be responsible in the event that damage occurs in your apartment, call your landlord and discuss those items. Oftentimes, renters mention they didn&#8217;t leave a scratch in a drawer or a scuff on the wall. Those are probably things a landlord would mark as normal wear and tear. Items like burnt out light bulbs however, would be something they charge to replace.</p>
<h3>3. Missing Rent</h3>
<p>The security deposit is not your first month&#8217;s rent or your last month&#8217;s rent. Renter&#8217;s are expected to pay their last month&#8217;s rent in full and their security deposit will be returned to them, minus any charges, once they move out. Most landlords follow state or federal requirements dictating the amount of time they have to return the security deposit balance. Make sure you know and provide a correct forwarding address to your landlord upon your move.</p>
<p>When it comes to maintaining your security deposit &#8211; preperation and dedication are key! Keeping your apartment in nice condition throughout your tenancy is crucial. Leaving enough time during your big move is super important too! Morgenson Realty has lease expiration dates between the months of April-October. All leases are broken up throughout those months. Ensuring residents are not vacating all at the same time or during cold winter months.</h5>
<h4>When Does Your Lease Expire?</h4>
<p>During a lease signing, you have the opportunity to agree to specific lease terms. This provides the dates for both moving in and moving out of your apartment. Typically, leases are for a period of 12 months. There are other communities that offer month-to-month leases too. Highlight your lease end date in your personal calendar, or wherever you will remember it in the future. You should also have a copy of your lease agreement. <h4>Lease Renewal Communication</h4>
<p>Our property managers contact each resident in advance. This contact happens 90 or even 120 days prior to the lease expiration date. Providing your apartment manager with notice at least 60 days prior, is a standard due date for most apartment complexes. Find out when you need to notify your apartment manager of your decision during your lease signing. If you have not communicated your choice to stay or move by the due date, your landlord may re-rent your apartment or your lease agreement may auto renew.</p>
<h4>Lease Changes</h4>
<p>Renewing your lease does not always mean everything stays the same except expiration dates. Before committing to another year, chat with your property manager about any changes in this new lease term. Is your rent rate increasing? <h4>Update Your Info</h4>
<p>A lease renewal meeting is a great time to update your info with your manager or landlord. Perhaps you&#8217;ve purchased a new car or changed your phone number. Minor maintenance items tend to topics of conversation at this time too. Try not to wait until the end of your lease to discuss outstanding maintenance concerns with your landlord. Checking the availability for minor touch-up paint or nail holes to be filled are both great examples of minor maintenance to mention.</p>
<h4>How to Renew Your Lease</h4>
<p>If you have decided to renew your lease and agree to any changes, it&#8217;s time to sign a new lease agreement. Residents at any one of our properties enjoy the convenience of receiving these documents electronically. Meeting in person or communicating any questions over the phone prior to signing is recommended. Never assume there are no changes to discuss. Read your new lease carefully. Take note of your expiration date and rent price.</p>
<p>If you have signed paper documents, make sure you&#8217;ve received a copy for your records. For our communities, signed leasing documents are uploaded to the tenant portal and can be accessed at any time.</p>

Guidance from family and friends on protecting yourself can be useful, or just fill you with anxiety. Typically, you would be stressing over how many boxes you need or how expensive moving trucks are nowadays. Instead you’re probably thinking how tiny those concerns are in the face of COVID-19. Solutions for moving safely don’t have to be complex or inconvenient. Here are 3 tips for social distancing while swapping homes: </b></p>
<h2><b>1.  Check Cleaning Protocols</b></h2>
<p><span style="font-weight: 400;">Asking questions is essential to protecting yourself beyond just moving day. Apartment communities have tons of high-touch areas shared by residents, guests and delivery drivers. Ask the property manager what steps have been taken to sanitize these surfaces. Intercom buttons, door handles and stair railings should all be cleaned with antibacterial products on a regular basis. </span></p>
<p><span style="font-weight: 400;">Certain companies handle the cleaning of a vacant apartment differently than others. Professional cleaners usually provide their own cleaning supplies. Oftentimes, those are home or industrial multi-surface cleaners that kill bacteria and germs, but that isn’t always the case. Some cleaning service companies may use products they prefer or use as a personal preference. These could include things like less effective natural cleaning alternatives or even essential oils. Make sure you confirm what professional cleaning was performed in your new apartment, prior to moving in.  </span></p>

<p><span style="font-weight: 400;">All of us WANT to be the people with labeled boxes and neatly arranged clothes still on the hangers. Realistically, the majority of us are panicking last minute with everything we own in trash bags. If you consider the health risks and laundry list of logistics, moving can feel impossible. While it may seem like you need everything you own immediately after moving in, you can probably live with less. Pack things that are necessary for everyday life separate from your, “post COVID-19 crisis belongings”. Is that a thing? It is now!</span></p>
<p><span style="font-weight: 400;">Solo is the best social distancing option available. Minimize your in-person contact by taking whatever you can yourself. This will mean more trips from your old place to your new apartment, but keeps your risk level low. Don’t worry, your family won’t be disappointed they couldn’t help. Not at all. </span></p>
<p><span style="font-weight: 400;">Moving can be freeing for some folks. It’s like spring cleaning, right? Finally, you get to toss that stained tupperware, old shower curtain, and drawers filled with random receipts. Thinking about fresh new things can be exciting and all of a sudden you’re filling your trash can with chipped coasters and your entire expired spice rack. Unfortunately, replacing those possessions isn’t as easy as it used to be. Stores aren’t as focused on stocking shelves with home decor items and Amazon shipping options are dating over a month, in some cases. If you’re able, salvage your current shower curtain and avoid risking weeks worth of shower splash onto your new bathroom floor. </span></p>

<p><span style="font-weight: 400;">Before physically moving or even completing your leasing process online, you’ll need to find the perfect apartment. While shopping is far from easy with a safer at home order, you can prioritize your rental needs once you decide your must-haves. Start by eliminating apartments that are outside of your budget or that you shouldn’t settle on.</span></p>
<p><span style="font-weight: 400;">Filter your online search results and only show listings you would consider applying to that day. If you know having a washer and dryer in your apartment is one of your requirements, eliminate all housing options that do not offer in-unit laundry. In addition, verify different properties by looking up their reviews. Current and past residents may have already done the legwork for you. If the only reviews you can find online talk about bed bugs, it’s safe to say that apartment is a hard pass. </span></p>
<p><span style="font-weight: 400;">On the other hand, maybe you’re considering scheduling in-person showings at a couple of fancy properties. Is it fun to tour rental units that provide billiard rooms and other luxurious community amenities? Sure! Is it safe to schedule a tour if those units aren’t affordable? Not right now. Be thoughtful about what is realistic both for your safety and the safety of those leasing agents or property managers offering a showing.</span></p>

<p>Apartment shopping can be an overwhelming task. When you go in search of the perfect apartment home, you typically have a few ideas in mind; affordability, great amenities, walk-in closets, and open-concept floorplans. You may not be considering what you&#8217;re actually agreeing to. Going into a lease agreement with your Landlord is a big decision. It’s important to keep an eye on issues that may be red flags early on. To get you started, we&#8217;ve listed 6 things to avoid when apartment shopping below.</p>
<h5><strong>1. Zero Photos </strong></h5>
<p>The days of apartment renting magazines are long gone and searching has centered around mobile apps and online websites. Maybe you&#8217;re searching for a one bedroom loft in Waukesha and you have several options to scroll through. Steer clear of listings with zero photos. Apartment ads with one or two photos of only the outside of the building can be scary too. Remember, those with nothing to hide, hide nothing.</p>
<h5><strong>2. No Reviews or Bad Reviews </strong></h5>
<p>We look up reviews for places to eat or a hotel we stay in for three nights. Why wouldn&#8217;t we hold the same standard for our new home? 1 star reviews happen, even to the best apartment communities. However, zero reviews or only poor reviews can be a good indication of a bad landlord. Residents who are taken care of tend to support where they live. If the leasing agent or manager seems nice during your showing, but you see no evidence of that online, you might need to worry about what actually being a resident could look like. Go out of your way to mention these concerns and see how problems are addressed or unfortunately, not addressed at all.</p>
<h5><strong>3. No </strong><strong>Approval Standards </strong></h5>
<p>Here you are, the tour is over and you&#8217;re ready to apply! This is where you discuss the awkward questions about things you normally don&#8217;t want to share with others. What do you need to get approved for an apartment? Standard rental criteria usually includes 3 major things; credit score, income, and a background check. Rental verification&#8217;s are often of importance to most Landlords, as well. Having the security of knowing your neighbors had to go through the same approval process you did should give you confidence, not cause for concern.</p>
<h5><strong>4. Signing Before Seeing</strong></h5>
<p>The model unit is always clean, well-maintained. and beautifully decorated. In a perfect world the apartment in your lease agreement could be just as beautiful. Unfortunately, there is no way to know without seeing the exact apartment or a similar layout. Oftentimes renters trust that what they&#8217;re seeing is what they&#8217;re getting. What they are getting is carpet that doesn&#8217;t match, older-style appliances, the list could go on and on. It can&#8217;t hurt to send an email to the leasing agent verifying there are no major differences between the two either.</p>
<h5><strong>5. No </strong><strong>Move-in Inspection </strong></h5>
<p>It&#8217;s move in day and you&#8217;re excited to start organizing your brand new apartment home! If you have a moving company, you watch and ensure they&#8217;re extra careful not to ding walls or damage your belongings. Unfortunately, a few days after settling in, you realize they took a chunk out of bedroom door casing. What now?</p>
<p>No move-in inspection form or grace period after your move in day, is a good indication that you may be unfairly charged for damage after you move out. Make sure that the complex has a move-in or check-in form and you have the opportunity to inspect your apartment for damage. Have the manager document those items and provide you a copy for your records.</p>
<h5><strong>6. No After Hours Phone Number</strong></h5>
<p>Your front-loading washer has a hole in the seal and water is gushing out everywhere. <li>Office Depot &#8211; printer paper has to be delivered in something. Give your local store a call and check their delivery day, you may collect all the boxes you need in one trip!</li>
<li>Other retail stores &#8211; use the tip for Office Depot at any big box retailer in your area. Typically, they just break down boxes from deliveries and recycle them. So don&#8217;t be scared, it&#8217;s a question they are used to being asked.</li>

<li>Task Rabbit &#8211; a unique, SUPER helpful website and app that offers moving services and packing/unpacking services. Heck, you can even have them help you put your Ikea furniture together! <li>If your large furniture is new and being delivered by a furniture store or if you don&#8217;t have a ton of large furniture, to begin with &#8211; consider renting a truck from Home Depot or Menards. You can also rent Penske moving trucks from Home Depot. Oh, the options!</li>
